Planning and building standards

Work that doesn't need a building warrant

Some small domestic work doesn't need a building warrant as long as it meets building standards.

This is not a complete list. This information is for guidance only for common situations.

Contact building standards if you are unsure or need further information.

Repairs or replacements

You don't need a building warrant to replace:

  • roof lights
  • gas or oil fired boilers
  • doors
  • windows
  • replace a kitchen or bathroom 

You do need a building warrant to replace windows with patio doors and patio doors with windows.

Garages, sheds and other detached buildings

You don't need a building warrant for detached building that: 

  • is a single storey more that 8m² but less than 30m²
  • is in the attached surrounding area of a house, flat or maisonette
  • is over 1 metre of the existing house
  • doesn't affect the existing house 

Walls and fences

You don't a building warrant for walls up to 1.2 metres high or a fence up to 2 metres high.

Timber decking

You don't need a building warrant for timber decking up to 1.2 metres high from ground level to the floor of the deck.
